Advice before signing a contract of premises renting

A contract of premises renting is the contract that we signed along with the owner or proprietor of the premises, at the time of renting or renting its premises to him for the operation of our business.
In this contract one settles down the term of duration that will have the contract (the rent), as well as the amount (rent) monthly to pay by him.
The time of the contract varies according to the type of business, but the average and the recommendation for small or medium businesses, are to sign a contract of two years renewable like minimum, opposite case the proprietor of the premises (landlord) can decide to remain with our business in case this one gets to be successful.
Also, before signing the contract we must include exit clauses that are to our favor, for example, we must contemplate the possibility of dissolving the contract without needing having to pay all the agreement, for the case in that it does not go to us well with the business.
Another aspect to consider is the possibilities of subleasing (to rent to a part or the total from the premises to a third party) or of yielding (to transmit the rights and duties of the contract to a third party) the renting contract, without having to consult it with the landlord.
Also, we must consider the possibility of making works or improvements in the premises, we must decide which we can do and which no, which would have to realize the landlord, etc.
Finally, to mention that not only we must study the contract well before signing it, but to make it also with the landlord, for example, investigate on its police and credit antecedents.
